ÖGNI GOLD FOR OFFICE BUILDING IN VIENNA

Silbermöwe office building in Vienna’s 1030 district is awarded gold sustainability certification by the Austrian Society for Sustainable Real Estate (ÖGNI)

CA Immo has completely refurbished the Silbermöwe office building in Vienna’s urban district of Lände 3 and the project has now been awarded gold-level sustainability certification in the “modernisation of office and administrative buildings” category. The low life-cycle costs and long-term economical use of primary energy had a particularly positive impact. The low level of land use as a result of densification, careful selection of environmentally friendly construction materials and consistent awareness of accessibility requirements all contributed to the very good overall assessment. The flexible potential for space use and above-average internal air quality, high thermal comfort all year round, coupled with good sound insulation and pleasant room acoustics, supplied top marks for user comfort.

 

According to Bruno Ettenauer, CEO of CA Immo: “As a result of the careful revitalisation, this building is now optimally positioned for at least the next 20 years. We have densified valuable inner-city space, upgraded the location now able to offer the tenant a corporate environment that is appealing in every respect.”

 

The Silbermöwe office building: green refurbishment

The office building, consisting of a seven-level low-rise structure and a ten-storey high-rise tower, has an effective area of about 21,500 sqm and forms part of CA Immo’s asset portfolio. Stringent sustainability criteria were observed in the core refurbishment of the building, which was erected in several stages between 1960 and 1980. In addition to full renovation of the interior, the facades of both structures were completely refurbished and all the technical building services updated. Various construction measures have cut the energy requirement of the fully renovated building by 50-60 % and reduced carbon emissions by 280 tons per year in comparison with the pre-existing structure. A solar power installation on the roof, for example, will provide the majority of the power to run the cooling systems, while optimum energy efficiency is provided by an energy-optimised aluminium and glass façade and a chilled ceiling system combined with a cold storage unit holding 95 cubic metres. Robert Bosch AG has leased the entire building which was officially opened in June. The total investment volume by CA Immo amounted to about € 37 million.

 

The city district Lände 3: centrally located office, residential, hotel and retail units

Lände 3 is an extensive development and restoration initiative on Erdberger Lände in the Landstrasse area of Vienna. The aim of the urban project, which will be realised in several stages, is to establish a future-proof mix of office, residential, hotel and retail usages. Advantages of the construction site, which spans 5.5 hectares and offers rentable effective area of some 90,000 sqm, include excellent transport connection (connections to the U3 underground line and airport link motorway), proximity to the city centre and a location close to the Donaukanal and Wiener Prater recreation areas. Several reputable tenants have already decided to take up residence in the Lände 3 site, including Österreichische Post AG, Robert Bosch AG, Siemens Enterprise Communications and the catering business Sim & More.
