Development of the Munich Baumkirchen Mitte Quarter

CA Immo and Patrizia lay foundation stone for Baumkirchen Mitte Quarter

With three symbolic hammer blows, Lord Mayor Dieter Reiter (state capital Munich) and representatives from the companies CA Immo and PATRIZIA Immobilien AG today laid the foundation stone for the new Baumkirchen Mitte quarter in Munich. A total of 560 high-quality apartments as well as attractive office space are due to be created there by the end of 2018. The total investment in the quarter amounts to around 275 million euros.

 
In his speech, Lord Mayor Dieter Reiter stated: “It is one of my most important concerns to work hard to ensure that affordable apartments are maintained and built in Munich. Baumkirchen-Mitte is one of the most important urban development projects in Berg am Laim. It will enable the construction of an urbane and high-quality quarter featuring an attractive mix of residential and work spaces, green areas and appropriate infrastructure.”


The first phase of construction (WA 1) includes a total of 170 owner-occupied apartments. Around 50% of the apartments had already been sold when the foundation stone was laid. The architecture for the first phase of construction was realised by the renowned and multi-award-winning Vienna-based Delugan Meissl Associated Architects and stands out thanks to the modern and well-thought-out ground plans and the elegant facades. The spacious roof gardens, which will be available in part for shared and in part for exclusive use and which provide a breath-taking view over the city and through to the Alps, are unique. Completion – and hence occupancy by the first residents – is scheduled for summer 2016.

 
CA Immo and PATRIZIA are developing the Baumkirchen Mitte quarter together. In the fourth quarter of this year, the companies are planning to officially launch sales activities for the second phase of construction (WA 2), featuring around 146 apartments. The architecture for this phase of construction is by Robert Meyer Architekten from Munich. Plans for the office and residential building with a height of around 60 metres (197 feet) are also well advanced. Marketing for the building designed by UN Studio (Amsterdam) will likewise begin this year. The building has a total of around 18,500 m² (199,132 ft²) of floor space, with some 12,500 m² (134,549 ft²) for office use.

 

The Baumkirchen Mitte quarter will be characterised by unmistakable, organic-looking buildings and a high proportion of green space. Only a good 50% of the total area will be developed; the remainder of the space will be kept as a natural reserve and will be designed as a landscape park. This natural reserve, which will be established on specially fitted platforms, will be an urban nature experience for the residents of the quarter and the surrounding neighbourhood that is unique in Munich. But the section of the site that is developed will also impress, thanks to its high proportion of green space – even the roofs of the buildings will be available for the use of future residents as roof gardens.
