Ca Immo to construct office building in Vienna, Lände 3

By implementing a new office building, CA Immo sets the next building block to develop the Lände 3 district in Vienna. The building covering around 13,000 sqm is located right next to the Donaukanal and opposite the Prater recreation area. The overall investment amounts to approx. € 38 m. Construction is scheduled to start in the spring of 2016 and should be completed in 2018.

 

The distinctive architecture of the building was conceived by the renowned Paris-based architectural office of Chaix et Morel et Associés. The design stands out by high transparency, vivid height development including a total of five roof terraces and a two-level lobby. 

Gregor Drexler, Managing Director, Asset Management CA Immo: "The lobby of the building is of great importance to us. In the past, facades tended to seal office buildings off from their surroundings, and lobbies, at best, served representative purposes only. Our lobby, however, is more of a place for living, accommodating a café, co-working places and free Wi-Fi, of course. This place will be used both by office tenants and external visitors. Office buildings of today and tomorrow have to respond to changing societal values. Fewer and fewer people are separating their private lives from work. This leads to a change in working hours, forms of cooperation and workflows. We are trying to prepare the perfect ground for this in our buildings."

The building will be marketed under the name of VIE (French for life) and is addressed specifically to companies also benefiting from the excellent transport connections of the building. As it is located right next to Erdberger Lände, both the airport and the city centre can be reached within a few minutes only. But VIE, a juncture of two supra-regional cycle paths, is an ideal hub for bicyclists as well, and the Green Prater recreation area is only a stone's throw away, as a bridge is situated in front of the building. As a result, the building will house both 120 car parking spaces and separate bicycle garages, and showers on the ground floor. Apart from a café, the ground floor will also accommodate a local supplier. Like all new buildings of CA Immo, this one will be realised in compliance with stringent sustainability criteria and certified as Green Building after completion.

City quarter Lände 3

Since 2010, CA Immo has developed the former site of Siemens into a new, urban city quarter. In the wake of the project, CA Immo refurbished existing large-volume buildings and successfully rented them out to tenants including Post AG and Robert Bosch AG. Two residential construction plots located in the quarter are developed by CA Immo under the terms of a forward sale for an end investor; construction of 220 privately financed rental apartments and 141 parking spaces in Haidingergasse is scheduled to start in the fourth quarter of 2015. Also, a high-grade usage concept is being prepared for another construction plot right next to Erdberger Lände.
