CA Immo starts construction of the Anna Lindh Haus at Berlin Central Station

Focus on sustainability, innovative office architecture and high quality of stay

Vienna/Berlin, 19.09.2024 - Today saw the ceremonial start of construction for the Anna Lindh Haus, a new CA Immo flagship project in Berlin´s Europacity district. The event was attended by numerous guests and the Federal Minister for Housing, Urban Development and Construction, Klara Geywitz, who emphasised the importance of the project for sustainable urban development. ‘The Anna Lindh Haus is a further step in the environmentally friendly urban redensification of Berlin. Using innovative construction methods, sustainable building materials and the intensive use of renewable energies, we can manage to develop our cities in such a way that they do justice to climate protection and people alike,’ explained the Minister in her speech.

‘The quality requirements for office buildings are increasing in terms of location, user comfort and sustainability. We are convinced that only prime-quality offices in top locations can remain competitive in the long term. The Anna Lindh Haus will meet all expectations of such a building – in a location that could not be better: in the heart of Berlin, right next to the main railway station,’ emphasised Keegan Viscius, CEO of CA Immo, in his welcoming address.

The Anna Lindh Haus, which is being built in the centre of the capital directly on Europaplatz, will be the first building in Europacity to be developed using innovative timber hybrid construction. This construction method combines the advantages of wood and concrete, which leads to a significant reduction in CO2 emissions. With around 15,000 sqm of high-quality office rental space, the building will fulfil both current and future requirements in terms of sustainability, efficiency and flexibility. The building is scheduled for completion at the end of 2026.

To mark the start of construction, a 15-metre-tall lime tree was symbolically planted on Europaplatz. This tree symbolises the sustainable timber hybrid construction of the Anna Lindh Haus and underlines the ecological focus of the project.

The Anna Lindh Haus will be one of the most sustainable office buildings in Berlin. As one of the first office buildings in the capital, it will be fully electrified and CO2-neutral in operation thanks to the use of heat pumps. In addition, a photovoltaic system installed on the roof will produce up to 30% of the electricity required on site. The building´s energy consumption of less than 50 kWh per sqm will be around 70% below the requirements of the German Building Energy Act (GEG reference building).

The consulting firm Buro Happold plays a key role in the implementation of the ambitious sustainability concept, acting as ‘Environmental Guardian’ to ensure that the climate targets are realised in all phases of the project.

Architecture and urbanity
In addition to its pioneering role in terms of sustainability, the Anna Lindh Haus also fulfils the high demands of office tenants. The excellent quality of stay offered by the building, including the bright ambience characterised by wood as a building material, is complemented by an elegant lobby, a public café on the ground floor, a green inner courtyard and several roof terraces. These can be used by all tenants as well as exclusively. The flexible room layout makes it possible to adapt the office space to the constantly changing needs of the tenants.

‘Anna Lindh Haus is designed to reflect the dynamic needs of a modern working environment. With an activity-orientated and highly flexible workplace design, it provides an inspiring atmosphere where creativity, co-creation and knowledge sharing can flourish,’ explained Lise Gandrup Jørgensen, Partner and CEO of Dorte Mandrup Architects. ‘In addition, it was important to create a building that contributes to the surrounding urban landscape. The crystalline façade gives Europaplatz a sculptural quality that provides the public with visual access to the interior and creates an open and inviting gesture towards Berlin Central Station.’

Established office location at the pulse of the German capital
The Anna Lindh Haus is being built in one of Berlin's most prominent locations – directly on Europaplatz, in the immediate vicinity of the main railway station, the River Spree and the government district. ‘With its central location and excellent connections to the main transport hubs, the Anna Lindh Haus will further revitalise Europacity and contribute to the attractiveness of this up-and-coming district,’ says Viscius. ‘This is already the 11th building that we have developed at this location for our own portfolio and thus a strong commitment to the Berlin office market and especially to Europacity, which has established itself as one of the capital's most popular office locations in recent years.’

With an existing portfolio of 16 buildings totalling around 240,000 sqm of rental space, CA Immo has a long and successful track record in the development and management of modern, sustainable office space in Berlin – particularly in the Europacity submarket. Two projects with rental space totalling around 51,000 sqm are currently under construction in Berlin. In addition, three further office projects with a lettable area of around 35,000 m² are in planning stage. With the launch of the Anna Lindh Haus, CA Immo is further expanding its prime office exposure in the fast-growing Berlin market.
