CA Immo sells planned residential and commercial building in Mainz’s Zollhafen

Aberdeen Asset Management has acquired a residential and commercial building project on Rheinallee in Mainz’s Zollhafen quarter from CA Immo in a Forward Sale.

CA Immo will build the turnkey property measuring around 18.500 m² for a special property funds managed by Aberdeen. Completion of the building is scheduled for mid-2018. The purchase price for the building is around 66 million Euros.

Dr. Ralf Schneider, Group Head of Development at CA Immo: “Our quarter development in Mainz’s Zollhafen is already a success story. The interest from investors and developers is extraordinarily high and we are delighted that everyone involved wants high standards in architectural and technical quality to be implemented in this project. With the building recently sold to Aberdeen, a further key property is being built in the quarter. First of all, with the extensive retail space, Aberdeen are ensuring local supply and at the same time, with the integrated nursery they are providing important care service for the new residents of Zollhafen.”

Fabian Klingler, Member of the Executive Board of Aberdeen responsible for property investments: “The building in Mainz’s Zollhafen fits perfectly into our strategy, which is based on quality and sustainability. Aberdeen is well known as a long-term investor in both property and security funds. We rely on solid cash flow and location potential and are among the primary investors in the German housing market. Good reasons for more and more institutional investors to choose our special funds and our investment partnerships.”

In future, the residential and commercial building on Rheinallee in Mainz will accommodate 182 one to five bedroom apartments, a supermarket (full range provider), as well as a nursery catering for seven groups of children. The architecture was sourced through a competition and comes from the offices of Römer Partner Architektur in Cologne. A defining feature of the design, alongside the high quality clinker facade, is the spacious, partly split-level ground floor. The building has an underground car park with around 250 parking spaces for cars, which are partly accessible to the public. CA Immo anticipates that the planning application for the building will be submitted in spring of this year, so that construction can start in the first quarter of 2016. Alongside the construction of the building, CA Immo is also responsible for the renting of the retail space and the nursery. The renting of the flats will be undertaken by Aberdeen.

CA Immo is developing Zollhafen in a joint venture with Stadtwerke Mainz AG (public utilities provider). At the same time, CA Immo is investing in key properties within the quarter and has created office properties such as the building complex ZigZag for its own portfolio. The start of the first construction phase of the ZigZag complex is scheduled to take place in the first six months of 2016. Thanks to its tower, striking architecture and its prominent location at the head of the port, ZigZag will become the landmark of Zollhafen, visible from miles around.
