CA Immo lets 5,300 sqm in Bucharest office project Orhideea Towers

Thales Romania, a major player in the worldwide rail transport industry and provider of services for the defence and security, science and technology as well as aviation sectors, is renting 5,300 sqm of office space in the Orhideea Towers project in Bucharest for at least five years. Developed by CA Immo, the landmark office building comprises 37,000 sqm of gross rentable floor space. The leasing rate currently stands at approximately 70% (taking expansion options for existing tenants into account, the building is 90% let). The total investment volume in this development project is around €75 m.

From mid-December 2018, Thales Systemes Romania will occupy 5,300 sqm of Orhideea Towers, relocating after almost 10 years spent in River Place, another representative office property of CA Immo in Bucharest. Amongst others, Orhideea´s tenancy currently includes Bitdefender (9,300 sqm), a global Internet security software company and Misys (8,000 sqm), a financial software company. Including the lease contract with Thales, the leasing rate (including space reservations to anchor tenants) currently stands at around 90%.

With the completion of the A-class office projects Orhideea Towers and Campus 6.1, which we acquired from Skanska this year, we´re adding two high-quality landmark schemes in one of the most attractive microlocations in central Bucharest to our almost fully let asset portfolio this year.”

Located in the emerging central-west business district of Bucharest, Orhideea Towers offers direct access to the underground system and excellent visibility. The two towers of the H-shaped building, offering a total gross rentable area of 37,000 sqm, are linked by a bridge. Construction started with foundation works in October 2015.

Orhideea Towers has been developed in line with CA Immo’s high quality standards as regards design, technical specifications and sustainability criteria; an application will be made for LEED platinum certification. In this respect, CA Immo can point to a significant track record and a wealth of experience as a developer of high-quality office properties.

The two towers of Orhideea have 13 and 17 storeys, respectively; both offer generous floor space of up to 2,700 square metres on each level as well as two underground floors. The structure incorporates 406 parking spaces and bicycle storage along with showers and changing rooms for cyclists.
