The international company is renting around 1,730 m² (18,622 ft²) of office space and is thus moving its Berlin headquarters to Europacity from mid-2015. ADTRAN will operate a new testing laboratory for its own IT components as well as modern open-plan offices. With the conclusion of this lease agreement, the building’s lease rate increases to around 70% even before completion. CA Immo is investing around 27 million euros in the building. The company Colliers International acted as an intermediary in the conclusion of the agreement.

The Monnet 4 office building, which has a total gross floor space of about 10,000 m² (107,639 ft²), is in the immediate vicinity of Berlin’s main railway station and adjoins the Tour Total, completed by CA Immo in 2012. Another tenant in the building is financial services company MLP.

Berlin-based architects Barkow Leibinger created the architecture for the building. The design adopts the architectural language of the neighbouring Tour Total, even as it maintains its own character through the choice of materials for its façade. As with all of CA Immo’s new structures, the Monnet 4 building, as a Green Building, will adhere to strict sustainability criteria. These criteria stress efficient use of energy and space, quality of life, and convenience for those using the building.

About Europacity

The Europacity district around Berlin’s main rail station comprises some 40 hectares, roughly half of which was owned by CA Immo at the start of the project. The aim of the development is to create a mixed-use district drawing together office, residential, hotel and culture. Reputable companies such as TOTAL, Steigenberger and InterCity Hotels have already signed up as tenants. Currently, CA Immo is also developing another office project (Kennedy-House) in this area, spanning some 22,000 sqm, which is also scheduled for completion until spring 2015.
