CA Immo launches residential construction project in Vienna’s Lände 3 district

The second phase of development has commenced at the Lände 3 project site on Erdberger Lände: following the modernisation and letting of office space, CA Immo has started building 220 rental apartments under the terms of a forward sale.

By the end of 2017, 220 privately financed rental apartments and 141 parking spaces will be constructed on Haidingergasse’s southern construction site. In line with the architectural concept produced by BEHF, the residential complex will comprise two south-facing buildings with six and seven levels. The apartments will range in size from 35 sqm to 110 sqm, and all will come with private balcony, terrace or garden. CA Immo is developing the project for a local investor as a forward sale. The law firm Doralt Seist Csoklich (DSC) provided advice to the seller. 

According to Dr. Bruno Ettenauer, CEO of CA Immo, “The location close to the Donaukanal and the Wiener Prater areas, plus proximity to the city centre, make this a highly attractive place to live and work. Other high grade usage concepts are currently being devised for the last two Lände 3 sites (north 1 and 2) on Erdberger Lände.

 

Lände 3 district: urban blend of office, residential and retail usages

Early in 2010, CA Immo launched a large-scale development and restoration project on the former Siemens site in Vienna’s third municipal district. The aim of the project, entitled Lände 3, was to establish a contemporary blend of residential, office and retail usages. The main advantages of the third district are its excellent infrastructure connections (U3 underground line, airport link motorway and cycle paths), proximity to the city centre and a location close to the Donaukanal and Wiener Prater recreation areas.

The project site, which comprises 5.5 hectares for construction, currently offers total floor space of around 80,000 sqm of rentable office space across several structures. Robert Bosch AG has signed up as a tenant for the Silbermöwe office building, which was fully renovated in 2012 and spans approximately 17,500 sqm; the post office has also occupied more than 30,000 sqm on the site.
