Market development risk describes CA Immo International‘s dependence on external factors – for instance the macroeconomic development of a country, the trends in the service sector in which the tenants do business, market rents, the influence of new properties on the competitive situation and, of course, the pattern of returns from the purchase and sale of real estate. Market analyses, expert opinions and intensive observation of the appropriate sectors by our own staff help us to update our knowledge constantly. CA Immo International counters the cyclical risk by regional portfolio diversification. In order to reduce dependency on fluctuations in the level of rents, mostly long-term and limited leases are concluded.

Legal risks – in particular arising from legal disputes – need to be watched particularly closely on foreign markets. This is why
CA Immo International co-operates with experienced local experts. A possession action has recently been brought against a major tenant. Apart from this, neither lawsuits nor arbitration proceedings, which can have a material influence on the company‘s economic situation, are pending or have been threatened against the company.

Environmental risks can result either from inherited ecological problems or from the construction of buildings not in accordance with environmental standards. Prior to the purchase of a property, an examination for potential contamination is carried out and relevant guarantees by the seller are requested. In its own projects
